Depersonalise - pack up as many of your personal items and artefacts as possible so that you don't distract potential buyers with your taste and allow them to clearly see the spaces.
Declutter - streamline the house and remove all clutter by donating, selling or giving to friends and family any unwanted items.
Clean - make the house shine inside and out. No one wants to view a dirty house.
Neutralise - ensure that the interior is neutral by toning
down any bright colour schemes.
Neutral colours appeal to more buyers so use colour as an accent
only.
Kerb Appeal - ensure that the exterior of the property is well
presented and appealing. Gardens and lawns groomed, house number's
visible, paint work in good condition and the sidewalks clear.
Define each room - make sure a potential buyer is clear as to where they can entertain, dine, study or play and give each room a focal point.
Repairs and DIY - leaking taps, unfinished painting, broken latches or any repairs that need to be done should be completed before the house is listed for sale. For maximum impact presentation is key.
Accessories - less is more, but dress each room with a few co-ordinated accessories. Ensure that only a few accent colours are used throughout the house and that flowers, plants and pleasing fragrances are used which will appeal to the buyers senses.
Pets - not all buyers will be fond of your animals or the odours they can leave behind. Where possible remove the pets at viewing times and ensure the house is odour free and well ventilated.
